The maintenance of installations is carried out by a team of specialized employees with many years of experience. Specialized installations and equipment are serviced by suppliers’ or manufacturers’ service teams, ensuring the proper operation of the property’s infrastructure. A detailed service schedule and periodic inspection plan are prepared after taking over the property and thoroughly reviewing the technical documentation and the condition of the devices and installations.

Cleaning of facilities

Setbau offers professional cleaning services both inside and outside the properties of housing communities and other buildings, using our own or outsourced system. The company’s well-equipped facilities enable us to provide our services professionally.

Tasks to be performed inside the building:

  • Daily sweeping, collecting waste, and other debris from the building’s rooms;
  • Ongoing cleaning of windowsills, notice boards;
  • Cleaning stairwells, corridors, and elevator cabins;
  • Cleaning the ground floor and the building entrance;
  • Cleaning wainscoting, railings, radiators;
  • Cleaning windows and doors;
  • Cleaning glass in entrance gates;

Building inspections

SETBAU offers services related to building inspections as part of its range of activities. A building inspection is a control and supervisory task that can only be performed by a qualified inspector. Conducting a building inspection with due diligence ensures the safety of the property during its use.

We will help you maintain the Building Logbook and also check which inspections you are required to perform.

We will conduct the following inspections for you:

  1. Annual and semi-annual inspections to assess the technical condition of:
    a) Elements of the building, structures, and installations exposed to harmful atmospheric influences and destructive effects of factors occurring during the use of the property;
    b) Installations and devices used for environmental protection.
  2. Annual and semi-annual inspection of flue gas, smoke, and natural ventilation ducts.
  3. Annual and semi-annual inspection of gas installations.
  4. A five-year inspection to assess the technical condition and usability of the building, the aesthetics of the building, and its surroundings.
  5. A five-year inspection including the examination of the electrical and lightning protection systems, focusing on the condition of connections, fittings, safety devices, protection against electric shocks, insulation resistance of wires, and grounding of installations and equipment.
  6. Playground inspections.

Construction supervision

SETBAU offers comprehensive construction and investor supervision based on the provisions of Polish Building Law.

Construction project supervision by the Construction Manager or Investor’s Supervision Inspector primarily involves:

  • Analyzing and evaluating the bids of companies selected for the construction project;
  • Participation in negotiations and the establishment and preparation of the contract with the main Contractor in the scope specified by the Investor;
  • Representing the Investor on the construction site, overseeing and supervising the correct execution of the project;
    in accordance with technical knowledge and legal regulations;
  • Providing opinions on proposed technical solutions and design documents;
  • Transferring, on behalf of the Investor, technical documentation and issued administrative decisions necessary to begin construction work;
  • Conducting ongoing quality and technical control of the work related to the construction project execution;
  • Quality control of the work being performed;
  • Participating in communications between the Investor and the General
  • Contractor regarding technical matters;
  • Ensuring the timely entries in the construction log and carrying out many other tasks to relieve the Investor.

Energy performance certificates.

An energy performance certificate is a document that specifies the amount of energy required to meet the needs associated with the use of a building or unit.

Since January 1, 2009, the energy performance certificate has been mandatory for all newly constructed properties being put on the market (sold or rented), as well as for buildings that have undergone reconstruction or renovation that has altered their energy performance characteristics. This requirement is in accordance with Article 57, paragraph 1, point 7 of the Building Law Act. (The Journal of Laws of 2006, No. 156, item 1118, as amended) The investor is required to obtain an energy performance certificate for the building and attach it to the notification of the completion of construction or the application for an occupancy permit, along with other required documents.

Electrical inspections

Regular inspections and measurements of electrical installations are required by the Building Law, which imposes obligations on property managers and owners. Our company guarantees the provision of services at the highest level, in accordance with applicable regulations and standards (including PN-EN 61557, PN-HD 60364-6). We have modern measuring equipment, and our specialists regularly upgrade their qualifications.

  • Inspection of electrical installations – We check the correctness of the connections of equipment and fittings, which are crucial for the proper functioning of the electrical installation.
  • Measurement of insulation resistance of wires – We verify the condition of the insulation to ensure the safe use of the installation.
  • Measurement of the loop impedance of the short circuit – We assess the effectiveness of the protection against electric shock in the event of a short circuit.
  • Measurement of earth resistance – We verify the correct operation of electrical protection systems.
  • Measurement of residual current circuit breakers (RCCBs) – We check the correct operation of residual current devices (RCDs) and verify their response time to ensure effective protection against electric shocks.

Each electrical installation inspection is concluded with a relevant report, compliant with applicable regulations and legal standards.
